Why is Century 21 Minchey Properties offering Preferred Pricing?
The local market is in a down trend with many less properties being sold than in prior years. Inventory of quality lake community homes and lots is high, over a two year supply in some areas. Owners are seeing estimates of their current equity drop, in some cases to levels where owners are unable to sell homes without paying cash at the closing. This prevents many properties from being sold, or even listed for sale. By lowering our commission, Century 21 Minchey Properties is participating with home owners in the realities of the current market to sell more homes.
What do you mean by full service?
Your home or property will be advertised in three MLS systems GAMLS, LCBOR, & Milledgeville MLS - Statewide to over 44,000 buyer’s agents. Your property will be available on any website that searches any of these MLS or other websites where your property will be listed.Numerous quality pictures. What is Preferred Pricing?
We will offer a 4% full service listing rate for lake front homes on either lake.
And we will offer a 6% full service listings for lake front lots.
Any lake front property on Lake Oconee or Lake Sinclair – Lake Homes or Lake Lots …
OR…. a lake community off water residential property with a list price of $500,000 or more will be eligible. 4% for homes and 6% for lots over $500,000.
Why are we offering preferred rates?
We want to list many more of the lake properties at rates that will allow the property owner to sell sooner at a lower price. The market has been slow and inventory of properties is high. Preferred Pricing for lake front and higher end lake community properties will jump start activity for this spring and summer season.
How does it work?
Property owners must enter into a one year listing agreement with Century 21 Minchey properties. You can cancel with 30 Day written notice. List price must be based on current comparable sales and/or a current independent appraisal. The savings in commission allows the owner to price the property to sell.
